‘Clearly, this year’s unique events have prompted people to re-assess their short and long-term property future. It has been a long time since we recorded so many properties coming onto the market over the summer; it’s the “bottleneck bounce back” after lockdown. The Stamp Duty holiday has prompted a burst of buyer interest and vendors are also looking to take advantage of this uplift by listing and selling their homes before April 2021.
‘From a rental perspective, there’s been a high demand for properties with outdoor and work-from-home space and we’ve also seen a significant increase in enquiries from landlords who are considering selling during the Stamp Duty holiday. They have been affected by recent legislative changes – licensing, tax, electrical testing – and the tenant notice period, which was raised to six months (it had been three) at the end of August.
