‘Is this the best time to buy or sell a rental investment? Traditionally, September heralds the busy season in lettings and at Horton and Garton we’re perfectly positioned to identify what’s happening in the market. ‘Clearly, this year’s unique events have prompted many people to re-assess their short and long-term property future. We’ve seen a “bottleneck bounce back” with a higher demand for properties with outdoor and work-from-home space, the Stamp Duty holiday has prompted a burst of buyer interest and vendors and landlords are also looking to take advantage of this uplift by listing and selling their homes before April 2021.
‘Post-lockdown, there were more new rental listings than prospective tenants and, to avoid being left with empty properties, landlords were accepting up to 10% less on rates than previously. We’ve also seen a significant increase in enquiries from landlords who are considering selling; they have been affected by legislative changes – licensing, tax, electrical testing – and the tenant notice period, which was raised to six months (it had been three) at the end of August.
