‘Good block management is about being available and responsive,’ explains John Yianni, owner of May & Co on Fulham Road. ‘People want to be able to pick up the phone, speak to a human being and say: I’ve got a problem with this – it could be the drain, gutter or roof – and know that it will be fixed efficiently and speedily.’
Dealing with everything from service charge collection to major works programmes, John and his team are the Chelsea specialists in residential small block management. ‘From the 1950s to the 1970s many houses were converted into private small blocks and most owners don’t have time to handle the day-to-day running of their properties,’ he says.
‘Generally, the blocks comprise two to ten units and rarely more than 15. We look after 800 units – that’s around 100 blocks – and most are within walking distance of our office.
‘A bespoke computer package enables us to produce and email accounts and budgets in their simplest form. We operate a separate statutory client account for every managed property as required by the code of the Association of Residential Managing Agents (ARMA is the only recognised body regulating block managing agents) and these are audited regularly.’
May & Co has a long heritage in Chelsea. The company was founded in 1920 and John acquired the business 15 years ago. A Fellow of the National Association of Estate Agents, John has extensive experience in the property industry; he started as a surveyor, moved into estate agency and has managed commercial and residential blocks for over 30 years.
‘When I started my own company, I wanted to focus on small blocks. I take a personal approach and enjoy getting to know the owners and tenants. We’re fortunate that many of our clients come through word-of-mouth recommendation – some have been with me 25 years.
