Why choose a hybrid agent to sell your property? Ed Langdon reveals more…
When it comes to Chiswick credentials, Ed Langdon has more than most. That local knowledge is proving particularly relevant in his new position as Head of Sales at W4 estate agent, Gordon Lindsay Associates.
‘I’ve lived here all my life,’ says Ed. ‘I was born at Queen Charlotte’s on Goldhawk Road, my very first job was as a paperboy for Mrs Joshi at Strand on the Green Post Office, I’m a Brentford season ticket holder and I played for Chiswick RFC for many years. I know the area – and the housing stock – like the back of my hand!’
Gordon Lindsay’s family company was founded on expertise in the private and corporate lettings sector. Last year, however, Gordon widened his focus to incorporate sales by adopting the industry’s hybrid agency model. ‘He spotted a gap in the local market and the response has been very positive,’ explains Ed. ‘It’s my job to expand that part of the business and spread the word about the advantages of choosing the hybrid route.
‘We sit between the traditional High Street agents and online outfits. We market properties through all the usual channels but – and this is the key benefit – we offer significantly reduced fixed-price fees (£4995 for a house and £3495 for a flat, both plus VAT). So, for sellers, the higher the value of their property, the more the saving they make.’ On the company website a calculation tool allows clients to work out just how much more.
Ed is determined to deliver first-rate customer service. ‘Our philosophy is to be approachable and transparent. We give realistic property valuations – that’s so important in the current market conditions – and we build a friendly, personal relationship with every client.
‘Most of our lettings contracts come from word-of-mouth recommendation and I intend to mirror that on the sales side. I’m convinced that the hybrid agency approach will work well in Chiswick, but to succeed – as well as lower fixed fees – we must always exceed clients’ expectations.’
