John Horton, founder of the local property experts Horton and Garton, casts his eagle-eye over the latest trends…
‘It’s the big question: everyone wants to know if now is the time to buy or sell, rent or invest. At Horton and Garton, we’re perfectly positioned to identify what’s happening in the current economic climate. Our professional experience and local knowledge has never been more vital when it comes to advising clients and achieving the best result and price.
‘Clearly, this year’s unique events have prompted people to re-assess their short and long-term property future. It has been a long time since we recorded so many properties coming onto the market over the summer; it’s the “bottleneck bounce back” after lockdown. The Stamp Duty holiday has prompted a burst of buyer interest and vendors are also looking to take advantage of this uplift by listing and selling their homes before April 2021.
‘From a rental perspective, there’s been a high demand for properties with outdoor and work-from-home space and we’ve also seen a significant increase in enquiries from landlords who are considering selling during the Stamp Duty holiday. They have been affected by recent legislative changes – licensing, tax, electrical testing – and the tenant notice period, which was raised to six months (it had been three) at the end of August.
‘Finally, on behalf of the teams in our Hammersmith and Chiswick offices, I’d like to say a huge thank you to our wonderful clients. Recently, we won five Customer Service awards at the prestigious ESTAS National Property Awards; they are based purely on customer feedback and our Hammersmith office won Golds for Best Estate Agent in West London and Best Lettings Agent and the Chiswick office won Silver in the former category. We celebrated virtually via Zoom from the office rather than attending the usual ceremony at The Grosvenor Hotel!
‘If you want to find out what’s happening in the Hammersmith and Shepherd’s Bush market, do get in touch.’ – John Horton MNAEA MARLA, Director.
