It’s been a typically positive start to the year for Whitman & Co, with the agency handling one in every four sales recorded in Chiswick (according to Rightmove figures). Local expertise provided by a close-knit team which has lived and worked on the patch for many years is fundamental to that success.

No one better epitomises that approach than Chris himself. ‘I’m Chiswick born and bred! My great-grandfather bought a house in Prebend Gardens in 1926 and it’s been home to my grandparents, parents and me and never been on the market – until now! It’s a shame not to reach a century of ownership, but my mother has decided it’s time to move.

‘I joined the Lettings team Whitman & Co in 2002 and, since then, it’s been a pleasure to become part of customers’ lives at different stages of the property-buying cycle. And of course, walking about I always bump into someone I know – it’s nice when they stop and chat, although my children tend to be less keen!’

So far, 2025 has seen a significant rise in activity in both the large home (£3-£4 million) and flat sectors. ‘The former has experienced a lull since 2022,’ explains Chris. ‘However, people are increasingly considering the implications of pensions being included in their estate’s inheritance tax liability and, as a result, looking to downsize.

‘In the flats market, which had been depressed for such a long time, the government’s announcement of a major change in the threshold on first-time buyer Stamp Duty relief triggered an immediate impact.

‘As the recent 31 March deadline was looming there were so many transactions right on the edge of completion, and we were actually agreeing sales at before and after price points.
‘Even without the effects of the Stamp Duty change, the flats market in W4 is definitely in recovery mode, nudging up to the previous peak in 2016. There is good demand and even though interest rates remain stubbornly higher than anticipated, buyers with deposits are getting onto the property ladder and doing so in the realistic expectation of building up equity over the next five years.
