‘With a rapidly moving mortgage market and an increasing disparity in property prices, sellers and buyers have no alternative but to find common ground if they are to proceed. For now, that means it is neither a buyer’s nor a seller’s market, and a fine balance needs to be struck when the parties are in negotiation.

‘Given its popularity as a place to live and the shortage of homes for sale, there’s no doubt that Chiswick is an area with staying power. It is one of the strongest property micro-markets in the capital and, as such, commands premium prices. It will certainly continue to do so.

‘That said, buyers are now increasingly wary of compromising and homes are being quickly discounted if they are deemed to be incorrectly priced. And, of course, the most sought-after addresses and best-kept properties are the ones that sell the fastest and realise the maximum return.

‘It’s highly likely that we will now see buyers and sellers haggling more over prices. So, to avoid a home simply sitting on the market for an extended period and becoming “stale”, those hoping to sell would be wise to adopt a carefully considered strategy.

‘It’s true to say that when a property is known to have been advertised for a prolonged period, potential buyers will inevitably draw the conclusion that there must be some underlying problem. With so many variables at play, pricing must be realistic before pressing go on marketing.

‘Hence, seeking the trusted opinions of a local solicitor, independent surveyor or mortgage broker can be hugely beneficial.

‘It ensures that you will receive objective advice from professionals working in your interests; they will be able to give clarity and confidence on pricing and, ultimately, whether to go ahead with the sale or purchase.

The latter requires participants to dress up in Santa costumes – it’s always a spectacular sight – and run or walk anti-clockwise via Barnes and Hammersmith Bridges in a 7.5km loop. And afterwards, the Club will be holding a Christmas market at The Airedale Bar.
