With 25 years’ experience on the Chiswick property scene, Gordon Lindsay is the expert in local lettings. He has run his own family company since 2008, in that time building a roster of loyal landlords. ‘Currently, the market is hard work,’ he explains. ‘But I’m delighted to say that almost all our stock is let out on longterm contracts. In large part that’s because clients trust us to set a rent that maximises their return and ensures properties don’t sit empty.
‘Our special six-month fee-free lettings deal for new landlords instructing us on a sole agency basis will run from 1 July to 30 September. Since we take fees monthly rather than upfront, the landlord won’t pay commission for the first six months of a tenancy. And, of course, we will also deliver a thorough service that ensures the rental process runs as smoothly as possible.’
While Gordon’s reputation is founded on expertise in lettings, last year he identified and acted on a gap in the W4 sales market for a different type of estate agent. He expanded the scope of his operation by adopting the hybrid agency model.
‘Put simply, that means we sit between traditional agents and purely online outfits. We offer significantly reduced fixed-price fees (£4995 for a house and £3495 for a flat, both plus VAT) but deliver exactly the same standard of professionalism as a High Street agent. So, for sellers, the higher the value of their property, the more the saving they make.’
Whether for lettings or sales, excellent customer care and local knowledge remain Gordon’s priorities. ‘Most of our lettings come from wordof-mouth recommendation and we’re mirroring that with sales. As well as lower fees, we must always exceed expectations.’
